The Home Buyers Checklist
The following 10 step guide will walk you
through the process of purchasing a home.
Whether you are a first time home buyer or
have moved numerous times, this valuable
tool will provide you with a one-stop

□ 1)
Obtain a Mortgage Pre-Approval. A
pre-approved mortgage will provide you with
a spending guideline and guarantee your
obtained interest rate for 120 days.

to help get you pre-approved.
□ 2) Gather all information required by the Mortgage
Professional including Employment
Verification and
Down Payment Information.

□ 3) Contact a
Real Estate Agent
to help you look for your new home. There is
no cost to have an agent work for you. They
will research houses that meet your
requirements and complete all necessary real
estate documents for you. It is imperative
to use a professional realtor to ensure that
you are protected in all aspects of the
purchase.
□ 4) Make an Offer to Purchase - A step your
Real Estate Agent
will help you with. Once you have an
accepted offer to purchase, your agent will
send a copy to your Mortgage Specialist to
complete financing. Typically you will have
a condition to complete financing within one
week from the offer date. It is important
not to remove this condition until this step
is complete.
□ 5)
Conditions. You may want to request a
Home Inspection. These take place
before the offer is complete. Your realtor
will discuss the importance of these
options. It is best to ensure the financing
condition is met first as these inspections
can be a minimum of $300.
□ 6)
Contact a
Real Estate Lawyer. Your lawyer will
ensure that the title of the new home is in
your name, that there are no property
encroachments, and that your legal rights
are protected. Your lawyer will also ensure
that funds are appointed within the
instructions of the contract.
□ 7)
Home Insurance is required before your
lawyer can complete the transaction. An
Insurance Agent
will discuss the options that meet your
needs and notify your lawyer once the proper
home and fire coverage is in place.
□ 8)
Mortgage Document Signing and Completion.
You will meet with your lawyer to sign and
finalize your mortgage.
□ 9)
Contact your local
Utility Companies
to have services connected for your
possession date including water, power, gas,
phone, cable, etc... You will also need to do
a change of address,

□ 10) Moving Day. Your realtor will meet you
at your new home with the keys. Although it
seems cheaper to have family and friends
help you move, it is usually only a little
bit more, much faster, and safer to have a
